Homes & Villas by Marriott Bonvoy Promotions: Up to 12,000 Bonus Points Until November 13

In October 2022, my family and I spent two nights in a two-bedroom apartment in Athens that I booked on Homes & Villas by Marriott Bonvoy. It cost US$282.81 for both nights, and it counted toward my Marriott elite nights like a hotel stay.

Marriott's home rental site now has a new promo for elite members: 3,000 bonus points a night, up to 12,000 a stay. You have until November 13 to register and book.

How the offer works

You need Silver Elite status or higher when you register, and you have to keep it until the stay is over. Sign in on the offer page and register by November 13, 2026.

Then book a home on the Homes & Villas website between October 5 and November 13, 2026 (11:59pm Eastern). The stay has to fall between October 7, 2026 and March 31, 2027.

The rest of the rules:

• Two nights minimum, in a row, at the same home
• US$1,500 in qualifying charges. Taxes, booking fees, cleaning fees, security deposits, and add-ons don't count toward it.
• Pay by credit card. Stays paid with points, even partly, don't qualify.
• 3,000 bonus points per night, capped at 12,000, so the cap kicks in at four nights
• The bonus comes on top of your base and elite points, within 72 hours of checkout.

What doesn't count

The same home is often listed on other rental sites, but only a booking on Homes & Villas earns the bonus. Marriott hotels, branded residences and Marriott Executive Apartments that show up on the site are excluded too.

And if your Marriott account is set to earn airline miles instead of points, you're out (miles can't be earned on Homes & Villas anyway).

What a home rental earns

Homes & Villas pays 5 points per US dollar of qualifying charges, half the hotel rate. Elites get their usual bonus on top: 10% for Silver, 25% for Gold, 50% for Platinum, and 75% for Titanium and Ambassador.

Gold members also get a 500-point welcome gift per stay, and Platinum and up get 1,000. Marriott's program rules confirm it's per stay, even for a home with no front desk.

So for a two-night stay right at the US$1,500 minimum:

Stretch it to four nights for the same spend and the promo part doubles to 12,000, which puts a Titanium member at 26,125 points.

Each night also earns one Elite Night Credit toward status. But that's where the elite perks end: no upgrades, no late checkout, no breakfast, and no same-day cancellation at a home.

What is Homes & Villas by Marriott Bonvoy?

Simply put, it's Marriott's version of Airbnb. The difference is that it focuses on higher-end rental homes and vacation villas, and each one is run by a local property management company that Marriott vets.

You can earn and redeem Marriott Bonvoy points on these homes, which is the whole appeal for me. Free Night Awards and gift cards don't work, but you can pay entirely with points or mix in cash from 1,000 points.

The site's popular destinations lean toward the US (Hawaii, Miami, Palm Springs), plus spots like Playa del Carmen, Costa Rica, and London.

Booking and cancelling

Booking works more like a vacation rental than a hotel. If you book early, Homes & Villas charges half at booking and the rest when the home's cancellation window closes (14, 30, 60 or 90 days before arrival).

You get a full refund if you cancel within 48 hours of booking, and after that each home's own policy applies. You also can't change dates on a booking: you cancel and rebook.

My stay at Hercules Residence in Athens

During my trip to Greece in 2022, I booked Hercules Residence, a two-bedroom apartment with a private patio and a gym, managed by MyGreekVacations. Three of us stayed two nights, October 9 to 11.

The total came to US$282.81. Half was charged when I booked in August and the other half 14 days before arrival, which is how its 14-day policy works.

The experience was FANTASTIC. It was spacious enough for my entire family, and it kept the standards I expect from Marriott.

It also put us in a local residential area instead of the busy tourist strip where the hotels are. I paired it with a double Elite Night promotion Marriott was running at the time.

I don't remember exactly how many points posted. By today's rules, a Titanium member would earn about 3,000 points on that stay, since taxes and fees don't earn.

Is it worth it?

For the right trip, yes. If you're renting a big house for a group or staying a week somewhere, US$1,500 comes quickly, and 14,000 to 20,000 points back is a solid rebate on a trip you'd take anyway.

But look at my own stay: two nights for US$283 wouldn't even be a fifth of the minimum. For a couple or a short city break, this promo is out of reach, and a hotel with your elite perks probably makes more sense.

One more thing: compare the price with the same home on other rental sites before booking. The points only make up the difference if the Homes & Villas price is close.
